Homeowner assessments and utilities
Of 3418 homes, 3,310 are single-family detached; 108 homes are attached in pairs. The Association does not maintain any home roofs or exterior surfaces. Cable television is available. All utilities are underground. Tatum Ranch assessments are billed and due quarterly. Ancillary Association and Parcel Assessment Area assessments are due in addition to Tatum Ranch assessments.
Any exterior modification to a home or landscaping requires prior written approval from the Architectural Committee. Homeowners must select trees, shrubs, and plants from an Approved Plant List. Dogs must be kept on a leash except when within houses or enclosed backyards. Except for restrictions on signs, there are no resale restrictions. Residents must park vehicles in the garage or on the driveway. Temporary parking on the streets is permitted for private or public social events, providing the parked vehicles do not obstruct the passage of emergency vehicles. Commercial vehicles and overnight street parking are prohibited. If a business is operated in a home, the business may not create a nuisance, or increase traffic or street parking. There are no age restrictions.
A Board of Directors and an Architectural Committee govern the Association. Three neighborhoods, Terra Vista Condominiums, and Azure Creek Apartments are governed by sub-associations that own, maintain, and ensure additional amenities unique to these neighborhoods.
All prospective homeowners receive governing documents, including CC&Rs and Guidelines for Community Living. Current members who have lost or misplaced their copies can purchase another set for $5 at the Association's office. The Association publishes a newsletter, Tatum Talk, on an every other month basis, maintains this web site, and has an Annual Meeting during the fourth quarter of every year.
